Description

Our client who has a site in Oxford are looking for a cartaker who can undertake various tasks and think on their feet.

To inspect all communal areas first thing every working day to identify health and safety issues and to remove litter.
2. To sweep and keep clear of litter, weeds, leaves and moss, ice and snow, all un-adopted roads, paths, hard standings and garage/parking areas.
3. To keep all grass cut and neatly edged.
4. To tend/prune all trees/shrubs/plants/hedges regularly.
5. To keep all flower beds free from weeds.
6. To collect and dispose of all rubbish, leaves, litter and grass cuttings.
7. To arrange to have offensive graffiti removed in one day, and all other within 7 working days.
8. To wash down all halls, landings, staircases at least once each week and keep them clean at all times.
9. To wash down all walls (as necessary) and keep them clean.
10. To clean all glass to be cleaned (both sides) monthly or more frequently if necessary,
11. To tidy all bin stores and disinfect at least once a week following refuse collection
12. To check light bulbs twice weekly and replace when necessary.
MAINTENANCE
1. To carry out simple repairs to property, including for example, repairs to:
Gutters and downpipes
Gulleys and drains
Minor plumbing
Joinery
Making glazing safe
Decorations (as instructed by the office)
Any other minor work as required
2. To identify and report any repairs needed to properties.
3. To order repairs up to a cost of £100 per item from a contractor from the approved list.
4. To refer repairs over £100 to Direct.
5. To give all necessary assistance to contractors when they are on site, and record their attendance in the Estate Diary.
E. MATERIALS AND EQUIPMENT
1. To keep equipment clean and in good order, and report any deficiencies to the Area Housing Manager
2. To maintain an adequate supply of materials and spare parts.
3. To maintain an inventory of all equipment and materials, and carry out a stock check annually at the end of December.
F. ADMINISTRATION
1. To keep a detailed diary in which should be recorded the work carried out, all telephone calls made, and details of any emergencies.
2. To ensure that notices are placed in communal areas to show that the area has been inspected at the agreed intervals or to advise when the next inspection will take place.
3. To be responsible for a petty cash float for incidental day to day expenses and account for it in accordance with clients instructions.
4. To complete each month on the ADP self service mileage and petty cash claim, to be received no later than the payroll cut off deadline date.
5. To hold keys for any empty flats and be responsible for their security whilst empty and show the flat to prospective tenants on receipt of instructions from the office.
6. To record all necessary Fire and Safety checks in the appropriate manner.
7. To hold keys for any empty properties and be responsible for their security whilst empty and show prospective tenants on receipt of instructions from Area Housing Manager
8. To deliver circulars, letters to the residents and to post notices as and when required.
9. To notify all residents in advance of your whereabouts and hours of work for the week ahead. Provide contact details when on duty.
