Description

Job Title: Design Manager – Residential Development (Structural Focus)
Location: Acton
Day Rate: £360 - £380
Employment Type: Freelance

Our client is a leading residential developer delivering high-quality, multi-phase new-build developments across the UK. Their current flagship project includes several RC frame residential blocks, with some already occupied and others in various stages of construction.

They are seeking a Design Manager to take a leadership role in overseeing and coordinating structural design changes across multiple blocks. This is a critical role for ensuring the successful and safe delivery of complex alterations within a live residential environment.

Key Responsibilities:

* Lead the design process for structural changes to multiple new-build RC frame residential blocks.

* Oversee and manage a team of external consultants and structural engineers to deliver practical, cost-effective, and compliant solutions.

* Coordinate structural changes with other design and construction disciplines including Architecture, M&E, carpentry, dry lining, Façade, and Fire Engineering.

* Identify and mitigate risks to other construction packages affected by the proposed structural works.

* Collaborate closely with the construction team to ensure successful on-site delivery and sequencing of structural changes.

* Work within the constraints of an occupied development – ensuring minimal disruption, clear communication, and safe delivery at all times.

* Maintain clear, up-to-date records, drawings, and decision logs.

* Report progress and risk to senior management with transparency and accuracy.

About You:

* Proven experience as a Design Manager or similar in a residential development or construction environment.

* Strong technical understanding of RC frame construction and structural modification processes.

* Experience working in live or partially occupied developments is highly desirable.

* Strong coordination skills and experience working with multi-disciplinary consultant teams.

* Ability to foresee, plan, and mitigate design-related risks during live construction.

* Excellent stakeholder management and communication skills.

* Degree qualified in Civil/Structural Engineering, Architecture, or related field.

* Chartered status (ICE, IStructE, CIOB, RIBA) is advantageous but not essential.
