With sustained growth and a strong pipeline of upcoming projects, they’re now seeking an experienced Senior Pre-Construction Manager to strengthen their pre-construction capability, lead commercial strategy in early project stages, and help shape the company’s continued success.

About the Role

This is an exciting opportunity for an experienced Senior Pre-Construction Manager with strong commercial and technical expertise within the design & build or fit-out sector. The successful candidate will take ownership of the pre-construction process — from feasibility and concept through to pricing, procurement, and handover to delivery teams.

The role will suit someone who thrives at the intersection of design, cost planning, and client engagement — someone who can bring strategic thinking, creativity, and commercial acumen to early project discussions.

Key Responsibilities:

Lead feasibility studies, cost modelling, and early budgeting for fit-out and refurbishment projects.

*

Develop robust cost plans and value engineering options aligned with client and business objectives.

*

Work closely with design and project teams to ensure proposals are commercially viable and technically deliverable.

*

Manage risk assessments, procurement strategies, and tender submissions.

*

Support business development through pricing input and commercial insight during bids and client presentations.

*

Oversee subcontractor engagement, tender evaluation, and cost analysis.

*

Present cost strategies and recommendations confidently to clients and stakeholders.

*

Drive process improvements across the pre-construction function.

*

Mentor and develop junior members of the commercial team.

Requirements

*

Minimum 7 years’ experience in pre-construction, estimating, or commercial management within design & build, fit-out, or interiors.

*

Proven ability to lead the early commercial and technical stages of projects.

*

Strong understanding of cost planning, value engineering, and risk management.

*

Excellent communication and client-facing skills with the ability to influence decisions.

*

Experience working collaboratively with design, procurement, and delivery teams.

*

Commercially astute, strategic, and detail-oriented.

*

Degree or HNC/HND in Quantity Surveying, Construction, or a related discipline.

*

Professional accreditation (RICS/CIOB) desirable but not essential.

*

Strong leadership and mentoring skills.

Highly proficient in Excel and estimating software
