Our client, a Regional affordable housing organisation based in the South of England require a Head of Asset Management to join there expanding Asset team to lead, develop and deliver the organisations Asset Management Strategy.

The Head of Asset Management will be expected to design & plan all future maintenance plans, as well as lead the Authorised Person (AP) function for the main compliance areas of gas, electrical, asbestos, legionella, fire, and lifts.

The successful candidate will report directly into to the Property Services Director and manage a team of Asset Investment, Compliance, Database & Commercial Managers.

Key Responsibilities

* Accountable for the design, development, delivery, and reporting of the Asset Management Strategy; including the setting of agreed operational service standards across Property Services.

* Accountable for the design and planning of all future maintenance plans; and for reporting operational and financial progress across all stock investment activity

* Accountable for the design and delivery of the property stock condition surveys; including the maintenance of an accurate and robust central database of forward investment liability that will deliver an annually reviewed maintenance programme for all of our assets.

* Periodic redesign of Stock Condition Survey methodology to align with emerging legislation and changing environment

* Accountable for carrying out scenario modelling and option appraisals on our assets to assess their commercial and social value.

* Accountable for the Authorised Person function of the Big 6 areas of compliance. Gas, electrical, asbestos, lifts, fire, and legionella.

* Accountable for maintaining and providing regulatory data as required.

* Develop service and product standards in conjunction with Housing, ensuring that agreed standards are consistently achieved across all Property Services.

* Liaise with Development and Commercial to ensure that new homes meet the agreed standards in terms of initial construction and ongoing performance through their life cycle.

* Establish strong relationships with the Housing team, the regional Property Operations teams to ensure a proactive and successful wider partnership in the continuance of property business operations

To be successful in this role you will have the following experience:

* Demonstrable experience in a similar role at a senior level, with knowledge and practical experience from within housing, property services or repairs and maintenance sectors

* Ability to evidence sound knowledge of Asset Management and experience in the design and delivery of annual maintenance and future maintenance plans

* Knowledge and experience of managing the Authorised Person function of key compliance areas

* You'll be an exemplary leader and motivator, able to demonstrate strategic partnerships whilst empowering and engaging highly productive teams

* You'll have a focus on promoting a ‘customer centric' culture across Property Services, keeping the residents at the heart of what we do

You will ideally have a minimum further education qualification (HNC / HND / Degree) and / or relevant RICS / MCIOB (or equivalent) qualifications.

You will also preferably have experience of working within an affordable housing provider or Public Sector property organisation. Any experience within housing, construction or maintenance would be preferred however not essential.

You will also be experienced of reporting to Executive management teams & board level.
